We do not know your income, your credit history, your health, your dependants, your tax position or your plans, and all of those change what is sensible for you.
Results are estimates
Every figure produced by these calculators is an illustration based on the numbers you entered and the assumptions listed on that page. A real lender will use its own criteria, its own rounding, its own interest calculation method and its own view of your application. Your actual payment, offer or tax bill may differ, sometimes considerably.
What the calculators cannot know
- Whether a lender will accept you, or at what rate.
- Fees, insurance, early repayment charges and other costs, unless a calculator explicitly includes them.
- Future changes to interest rates, tax rules, thresholds or your own income.
- Anything specific to your circumstances, including benefits, credit history or existing commitments.
Rates and tax figures
Where a calculator uses tax bands, thresholds or similar published figures, the jurisdiction and the tax year are stated on the page along with the date the figures were last reviewed. These change, sometimes mid-year. Confirm current figures with an official source such as GOV.UK before relying on them.
Where to get proper advice
For advice about your own situation, speak to a qualified professional: a mortgage adviser or broker for borrowing, an accountant for tax, or an independent financial adviser for wider planning. Free and impartial money guidance is available from MoneyHelper, which is backed by the government. If you are struggling with debt, free help is available from organisations such as StepChange and Citizens Advice, and it is worth seeking it early.
